| Rental Regulations & FAQ: Letting Authorisations
In order for us to rent out your unit you need to sign a letting authorisation, this is not a sole mandate.
It is your obligation to inform us when any of your personal or contact details change.
The authorisation is only valid for the time indicated on the form, after expiry a new authorisation form needs to be submitted.
Fees and charges are indicated in the letting authorisation. (Expected rental income: 0.7% of purchase price.)
Viewings
Our agents will only be able to book viewings on your unit once the letting authorisation is signed, transfer documents signed and occupational rent paid.
When a possible tenant is identified the landlord will be informed by the agent via sms or e-mail. Please reply to confirm the notification. The progress will be communicated to you by your agent.
Screening
Possible tenants are screened by confirming income and reviewing bank statements, ITC listings and references.
Payments to owners
Rent will be paid over to the owner from CSI Rentals within 2 working days of receiving the rent.
The landlord will receive an owner statement, indicating monies received and expenses paid on behalf of the landlord, via e-mail before or on the 10th of every month.
Interim statements and consolidated statements will be provided if requested.

Collections
Rent is due on the last day of the month. Tenants are given until the 7th of the month to pay rent.
From the 8th of the month all tenants will be contacted and arrears letters will be sent out.
By the 10th of the month the owner will be informed via e-mail if the tenant is still in arrears.
If rent is still not collected the unit will be locked and there will be consultation with the landlord regarding actions required.

Payments of Services
If you require CSI Rentals to pay your levies please indicated it clearly on your letting authorisation. If not indicated it is your responsibility to request statements from the managing agency and make payments.
You will be responsible for levies from the day of hand over or first day of occupation. (Not from registration date)

Inspections & Maintenance
Regular inspections will be done on the unit and an inspection list completed by a representative of CSI Rentals.
Tenants are also required to complete inspection lists to verify the condition of the unit. Records of this will be kept.
CSI Rentals will inform you of any maintenance work that needs to be done on the unit; you need to give consent via e-mail for any maintenance expenses for your account. These costs will be deducted from rent received oand will reflect on your statement.

Renewals
You will be contacted via e-mail 2 months before the rental expiration date asking permission for a lease extension, you need to give consent before the lease will be extended.
You will be informed by CSI if your tenant does not want to renew and when the unit will be available again.

Availabilities
If the landlord or tenant does not want to renew the unit, it will be placed on an availability list for viewings.
